A British real estate agency has put a private island for sale in the Dwyryd Estuary in Wales, priced at £350,000 (around $430,000), slightly above the UK’s average home price of £300,000.

“Anne’s Gift Island” spans 17 acres and includes a Victorian stone house that was inhabited until the 1970s but now requires extensive renovation.

Records show that former residents used to remove their shoes to wade to and from the mainland at low tide, while at high tide the island can be reached by boat.

Surveyor Elis Jones noted that the agency has never sold an island before and that the property has attracted considerable interest due to its unique location.

He added that viewings will be conducted with agency staff on site to ensure safety, taking into account tidal conditions and the uneven terrain.

The agency highlighted that the island is set in a vast, undeveloped natural landscape, offering uninterrupted panoramic views of the coast and the mountains of Eryri National Park. Proper land management, including grazing and general maintenance, could restore the island’s full productivity and natural beauty.

The Royal Geographical Society’s guide warns visitors that foot access is possible only for about three hours before and after low tide, and that the river channels between the island and the mainland can be deep, requiring caution when crossing.
