Sale of Mortgaged Apartment: Mona Zaki Faces Ruling for Repayment and Compensation

Mona Zaki Breached the Terms of the Contract with the Buyer Buyer Received Bank Warnings of Property Seizure Immediately After Purchase

The Economic Court in Cairo has ruled that actress Mona Zaki must pay a sum of 3.63 million EGP in case no. 1204 of 2025, as part of a legal dispute concerning the sale of a residential unit on Syria Street in the Mohandessin district.

According to Egyptian media reports citing the court’s reasoning, it was found that Mona Zaki had breached the terms of the contract signed with the buyer, accountant Mohy El-Din, who had purchased the apartment around a year ago. He later discovered that the property had been mortgaged to the Egyptian Real Estate Bank since 2004, with a debt exceeding 4 million EGP out of a total property debt of approximately 29 million EGP.

Bank Warnings

Case documents revealed that the buyer was forced to pay the mortgage amount, in addition to legal interest of 4% from the date of the claim — amounts the contract stated were the seller’s responsibility.

The buyer stated that he received bank warnings of foreclosure immediately after acquiring the property, which prompted him to file a lawsuit against actress Mona Zaki, accusing her of concealing key information regarding the mortgage and demanding compensation for the material and moral damages he suffered.

Based on the court’s conclusion that contract terms had been violated, a ruling was issued ordering the actress to repay the amount to the plaintiff.
