A man in Florida skipped traditional real estate agents and decided to sell his home himself with the help of the AI program ChatGPT.
He successfully sold the house for about $100,000 more than agents had estimated.
Robert Levine and his wife were driving from Florida to North Carolina during the 2025 holiday season when they asked ChatGPT some basic questions about selling their Cooper City home.
Over time, their use of the app became more serious, with ChatGPT assisting in complex aspects like marketing, negotiation, and even recommending which walls to repaint.
ChatGPT also helped Levine schedule open house dates around his busy schedule, and he personally showed the home to 15 potential buyers, five of whom submitted official applications. The sale closed in just five days.
He noted that the home sold for nearly $100,000 more than real estate agents had estimated.
“When we met with agents, they lacked confidence in pricing. ChatGPT gave us more confidence in understanding the market direction,” he said.
Despite his technical expertise, Levine believes anyone could use ChatGPT the same way. He added: “I recommend it to everyone. ChatGPT is not coding, it’s a conversation, and you’d have to have the same conversation with a real estate professional if you choose that route.”
Levine emphasized that AI is a powerful tool but did not replace a lawyer throughout the process: “It doesn’t necessarily replace professionals, but it allows us to be more curious and feel more confident in our decisions.”
